Rental Policies

Mr. Lake Lure® Vacation Rentals strives to make every effort to accommodate the renters of our vacation homes.  Each rental home is privately owned.  Although each home meets our basic inventory requirements, each is furnished and decorated according to the Owner’s individual taste. Neither Mr. Lake Lure® Vacation Rentals nor the Owner of the rental home is responsible for providing any additional furnishings or equipment not available presently in the rental property.

Under the North Carolina Vacation Rental Act, it is required that a Vacation Rental Agreement be signed prior to releasing a home to renters. Click here to see a copy of the Vacation Rental Act, our Rental Agreement, and any applicable local addenda (depending on the home you choose).  All our vacation rental homes are operated under legal permits issued by their respective towns, and town regulations pertaining to rentals are addressed in the Addendum to the Rental Agreement.

Vacation rental homes are typically rented by the week during the busy summer months. Other than summer months, most properties offer a 2 or 3 night minimum with the exception of some holidays or special events requiring a minimum stay.  Refer to individual property calendars for specifics.  Most Importantly, we attempt to accommodate your schedule whenever possible.

TO CONFIRM A RESERVATION:
Please call Mr. Lake Lure® Vacation Rentals (“Agent”) to book your vacation rental home or, better yet, you can book your reservation on our website.  Once you have booked a property and provided your credit card information to guarantee the rental, we will email you a confirmation and Rental Agreement.  You must return a signed copy of your Rental Agreement within 3 days. Once we receive your signed rental agreement, we will charge your credit card for an advance deposit of 25% of the rent plus the 13% applicable sales and occupancy tax. Once your credit card charge has been processed, we will email you an invoice and directions to your vacation rental home. We reserve the right to cancel your reservation without notice if you do not return the signed Rental Agreement in the aforementioned time frame.

If your reservation is more than 31 days in advance:  Your final balance is due 31 days prior to check-in.  The preferred method is paying your final balance by credit card on our website or over the telephone. Please call or visit our website at least 31 days prior to check-in to provide your authority to charge the balance to your credit card

It is YOUR responsibility to pay the balance due so that it is received online no later than 31 days prior to check-in.  PLEASE MARK YOUR CALENDAR as you will not receive a separate billing for the final balance.  If your final balance is not paid 31 days prior to check in, we reserve the right to cancel your reservation and you will not receive a refund of your advance deposit.

If your reservation is less than 31 days in advance:  You must adhere to the following conditions to pay in full, and there will be no refund should you cancel.  Once you have booked your rental home either on our website or over the telephone, and provided us with your credit card information to guarantee the reservation, we will email you the Rental Agreement to sign, which must be returned via email, within 72 hours.  Once we receive the signed Rental Agreement, we will charge your credit card in full and email you an invoice and directions to your rental home. Please remember that the signed Rental Agreement must be returned within 48 hours.

NOTE:  Please read your confirmation and Vacation Rental Agreement very carefully.  You are responsible for familiarizing yourself with the information contained in these documents.  The Vacation Rental Agreement binds you to a specific property for a specific period of time.  Your verbal authorization at the time of reservation, your signature on the Vacation Rental Agreement, payment of money, and/or taking possession of the property after receipt of the Vacation Rental Agreement is evidence of your acceptance of the Vacation Rental Agreement and your intent to use the property as a vacation rental.

OTHER CHARGES AND FEES WHICH MAY APPLY  

  • North Carolina sales and occupancy tax of 13% is required in addition to the gross rent.
  • Linens and towels are provided at no extra charge.
  • A starter supply of toilet tissue, garbage bags, and a few ancillary items is provided at no charge.
  • Returned check fee is $25 for all returned checks, regardless of cause.
  • If you lose the key or are locked out of your rental home, we will send a staff member to meet you at the property.  There will be a $75 fee for this service and you must be prepared to pay the fee in cash to our staff member at the rental home.

PROPERTY PROTECTION COVERAGE
Mr. Lake Lure Vacation Rentals does not charge hundreds of dollars to your credit card for a security deposit.  Instead we offer very convenient and affordable Property Protection Coverage which protects homeowners against accidental damages to a rental unit during a traveler’s stay.  You can CLICK HERE to see a summary of the Property Protection Plan included with your reservation.  If accidental damage should occur, a claim is processed and the cost and coordination of repairs are handled between Mr. Lake Lure Vacation Rentals (on behalf of the property owner) and the property coverage company.  This coverage ensures that our rental homes are left in the condition in which they were found and protects property owners from damages and loss caused by renters or their guests.  Your rental home will be inspected after your departure and before the next guest arrives.  Damage, violation of policies, or other unacceptable conditions will be photographed and documented.  If there is excessive cleaning required, or violation of policies, your credit card on file will be charged additional fees as outlined in your Vacation Rental Agreement.  Honesty is always the best policy.  Please simply tell us if loss or damages occurred during your stay.  Depending on the circumstance, honesty just might be enough to waive a fee if possible.

ALL OUR VACATION RENTAL HOMES ARE NON-SMOKING!
Smoking inside our rental homes is strictly prohibited and vigorously enforced in ALL instances!
  If evidence of smoking inside one of our vacation rental homes is found, or damage on the interior OR exterior of the home is found to be a result of a smoking renter, a minimum $500 charge (plus any damages if applicable) will be made to your credit card on file.  By signing our Vacation Rental Agreement, Mr. Lake Lure® Vacation Rentals is authorized to charge this fee to your credit card.

CANCELLATIONS OR TRANSFERS
If you cancel your reservation, you must notify us more than 60 days prior to your arrival date in order for your advance rent deposit to be refunded, minus a $100 cancellation fee.  If you made a reservation for one of our homes under management, but booked the reservation on a third-party website, they may have charged booking fees which are non refundable.  Mr. Lake Lure® Vacation Rentals does not receive any portion of third party booking fees, and is therefore not responsible for their refund.

If you find you must cancel your reservation less than 60 days prior to your arrival date, please notify us as soon as possible.  We will make every effort to re-rent the property.  If we re-rent the property, all advance payments (less a $100 cancellation fee) will be returned to you within 31 days after we have been paid in full by the renter who re-rented your property.  If, after diligent effort, we are unable to re-rent the property, the full advance rent payment will be forfeited.  We highly recommend the purchase of Trip Interruption Insurance.  While we do not sell insurance, please CLICK HERE for information about Trip Interruption Insurance  offered with your reservation and outlined in your Vacation Rental Agreement.  It is the renter’s responsibility to either purchase this insurance, or to initial the blank in Paragraph 4 of the Vacation Rental Agreement declining this insurance.

If a reservation is transferred from one vacation rental home to another as a result of changes in renter’s needs, there is a $75 transfer fee. However, requests for transfers must be made 60 days prior to arrival.  Requests for transfers made less than 60 days prior to arrival are treated as cancellations.  Unlike hotels, our vacation rental homes are each individually owned and have no correlation to each other for transfers of monies.

LIABILITY
Renters are paying-guests of the individual homeowners and Mr. Lake Lure® Vacation Rentals is not responsible or liable for any loss of the renter’s personal property, bodily injury, or damage of any nature, from any cause, to the renter (including his guests) unless caused by the negligent or willful act of the Agent or the Owner, or the failure of the Agent or Owner to comply with the Vacation Rental Act. The Agent is not responsible for weather, road conditions, construction or noise near the property, power outages, acts of God, criminal activities, economic downturns, political changes, or any other activity, event or condition beyond its control. There will be no refunds, allowances, or rescheduling resulting from these conditions, except in the case of a mandatory evacuation. If state or local authorities order a mandatory evacuation of a geographical area which includes a home rented by one of our guests, the guest shall comply with the order. Upon compliance of the evacuation order, the guest will be entitled to a refund of the pro-rated rent for each night that the guest is unable to occupy the home because of the order.

CHECK-IN
Check-in is 4:00pm  However, GPS location of our office is unreliable (at best) by using any GPS device because of our rural location and mountainous terrain.  Please insure you have proper directions to our office, or call ahead for guidance at (828) 625-9734.  Advice:  If you get lost, DON’T waste your time with GPS or a map.  Call our office.  For the best service at check-in, it’s always advisable to call-ahead approximately one hour prior to arrival.  There is generally ample parking directly in front of our office.  Early or late check-ins cannot be guaranteed unless specifically coordinated IN ADVANCE.   The charge for an early check-in or late check-out is $50, nonnegotiable and nonrefundable. The $50 fee will be charged to your credit card on file and will not be refunded should you change your mind or not arrive at the time requested. HOWEVER, EARLY CHECK-INS AND LATE CHECK-OUTS ARE ABSOLUTELY NOT POSSIBLE DURING JUNE, JULY, AUGUST OR OCTOBER.

CHECK-OUT
Check-out is by 10:00am sharp, so that we can accommodate the next guests. Late check-outs will be charged the applicable daily rate to the credit card on file unless prior arrangements are made and the aforementioned fee is paid. It is the renter’s responsibility to contact our office and let us know your departure time if there are any irregularities.

PETS
Pets are absolutely NOT allowed in any of our vacation rental homes unless coordinated in advance, and the pet fee is paid.  Some of our rental homes do not allow pets under any circumstance.  If we find evidence of a pet, you will forfeit your entire security deposit. If we find more or different type/size pets than specified on the Vacation Rental Agreement, you will forfeit your entire security deposit.  Frequently owners and future guests are allergic to pet dander and we strongly adhere to this policy.  Service Animals with the correct identification and documentation are accommodated as mandated by law.

OCCUPANCY
Maximum occupancy limits in vacation rental homes are established and regulated by the town or county in which they are located.  Homes located within town limits have Vacation Rental Permits posted at the residence specifying the maximum number of occupants allowed by ordinance.  However, individual home owners may also dictate the maximum number of occupants allowed.  An accurate count of proposed occupants may be determined by one of the following: (01) asked at the time of reservation, (02) noted on your Vacation Rental Agreement and any accompanying Addendum, or (03) specified on a Renter Information Sheet.  You will be clearly advised via one of these methods of the maximum number of allowable occupants, and that policy is strictly enforced as required by ordinance or predetermined limits. Occupancy is defined as the number of persons on the premises between the hours of 12:00 midnight and 6:00am.  Exceeding the maximum occupancy limits will result in rent forfeiture, security deposit forfeiture, and the immediate eviction of all renters and occupants.

You must be at least 25 years of age to rent one of our vacation rental homes and proof of age may be required at our discretion. Mr. Lake Lure® Vacation Rentals does not allow house parties, youth groups, fraternities, sororities, weddings, receptions or meetings in its rental homes. We do not rent to students or groups of students under any circumstances, even if a parent or legal guardian makes the reservation and/or pays the rent. If such groups attempt to rent one of our vacation homes, all monies will be forfeited and renters will be asked to vacate the rental home immediately.

PARKING
Due to our mountainous terrain, parking is sometimes limited. In addition, vacation rental permits for homes are issued in accordance with parking availability, and can be revoked for parking problems with vacation renters.  In an area like ours, its not uncommon to find narrow streets, steep driveways, and limited street parking.  But don’t let that scare you; every rental home has been issued a permit because it had ample parking.  Renter’s must observe the parking limitations of each property and must only park in designated areas, and not block access to other properties.  Parking has historically been a “hot topic” in Lake Lure.  But if you’re friendly to the neighbors, and “ask before you do”, you will find neighbors eager to help you with a smile.

TRASH REMOVAL
Garbage pick-up days are posted at each rental home.  Please put the garbage out at the street the night before pick-up, as garbage trucks can come very early in the morning.  ALL GARBAGE MUST BE BAGGED AND LIDS SECURED ON CANS. Wild animals can be problematic in the mountains, so please do not leave any garbage outside cans.  If you have excessive garbage, please call us (really, it’s ok!) and we will arrange for pick-up.

NO FIREARMS OR PYROTECHNICS
Town regulations prohibit the use of firearms and pyrotechnics (fireworks).

FIREPLACES
Interior fireplaces are only allowed to be used from 01 November through 31 March.  Under no circumstances are fireplaces to be used while the air-conditioning is running.  Never burn paper or other trash in an interior fireplace.  Dampers must be open while wood-burning fireplace is used. Gas logs may not require opening of damper.  Check the specifics for your rental home.  Failure to adhere to this policy will result in charges to the security deposit.

WHAT TO BRING
Each vacation rental home is fully furnished according to the individual owner’s taste. Kitchens are stocked with basic cookware and dinnerware for the maximum occupancy. Linens and towels are provided at no extra charge, as well as bedspreads, blankets and pillows.  A small, starter supply of toilet tissue and garbage bags is provided.  Renters need to bring all other paper products, soaps, toiletries, staples, food, beverages, personal items, additional toilet tissue, and garbage bags. Renters must also bring charcoal and lighter for those homes which have charcoal grills.

TELEPHONES AND LONG DISTANCE CALLS
Not all of our rental homes have telephones.  Those which do only allow local or emergency calls, and have blocks against long distance calls.  So, please bring a personal cell phone or calling card. However, cell phone service cannot be guaranteed at our rental properties because of our mountainous terrain.

TELEVISION STATIONS AND PAY-PER-VIEW
Each rental home has it’s own unique menu of available stations, depending on the choices made by each individual homeowner.  Whenever possible, we have a list of available stations which can be found in the home.  If applicable in the home you’ve rented, pay-per-view television shows must be charged to your own credit card.  If this policy is violated, any unauthorized charges will be deducted from your security deposit.

MECHANICAL REPAIRS OR FAILURES
Please immediately report inoperative equipment to us at (828) 625-9734 and we will make every effort to have repairs done in a timely manner during reasonable hours.  Each home has smoke detectors.  Please notify us immediately if they are not working, or are beeping.  Do not wait until the end of your stay to tell us something wasn’t working properly.  We have a very competent and reliable staff on-call to ensure your stay is stress free.  However, speed of service cannot be guaranteed due to the location and remoteness of our rental properties.  Although every effort will be made to ensure all electronics are working properly, Mr. Lake Lure® Vacation Rentals is not responsible for any equipment malfunction during your stay.

Mechanical failures of stove, oven, refrigerator, air-conditioning, heating systems, hot tubs, satellite, cable service, fireplaces, modems, or any other appliance that fails to operate properly during your stay are beyond our control and no refund or rent reduction will be given.  Power outages occur frequently in the mountains.  Thunderstorms are common during the summer months which can cause satellite, cable, and phone disruption.  Please unplug television sets during an electrical storm.  No refunds will be issued for minor disruption of any utilities including, but not limited to, power outages, water outages, etc.  These failures are beyond our control and no refund or rent reduction will be given.

HOT TUBS
If your property includes a hot tub, special instructions for its use apply.  Failure to abide by these rules will result in charges to your security deposit.  Use of hot tubs is strongly discouraged from Memorial Day to Labor Day due to warm summer temperatures. Children under the age of 12 are NOT PERMITTED in a hot tub. Body oil, lotion, creams, suntan lotion, dish soap, or other substances should never be admitted to the water.  Please do not turn off or unplug the hot tub.  All hot tubs are serviced weekly and will be checked mid-week during your stay.  Please do not add anything to the water including chemicals, soaps, bath oils, etc.  Please shower and remove all oils and lotions BEFORE using the hot tub. Take special care when removing the cover, and leave the cover on when not in use to enable the tub to heat properly.  Make sure the cover is secure before leaving the property, as high winds can blow the cover off.  Damage to the hot tub cover will be deducted from your damage deposit.  The hot tub will be checked after your departure, and any damages or extra cleaning will be charged to your damage deposit.  Please note that some people, especially children, are sensitive to the chemicals used to keep a hot tub clean and sanitary.  We are not responsible for personal reactions to hot tub chemicals.

CARE AND CLEANING
All of our properties are professionally cleaned before you arrive and after you leave. Cleaning issues must be reported to our office at (828) 625-9734 within 90 minutes of arrival. Most homes have locked “owner’s closets/drawers”, and we ask that you respect these locked spaces as they are not included in the rental.

Please respect the owner’s property by taking care of it, as if it were your own.  Please do not rearrange the furniture or move any (large) articles from their original position.  Guests are expected to keep the home neat and tidy during their stay.  Before departure, guests are expected to wash all dishes and put them away, bag all garbage and place in outside cans, strip beds and place soiled sheets and towels in specified areas, and leave the property tidy.  If guests use the outdoor grills, they must be cleaned after use and, if gas, the gas must be turned off at the propane tank. Failure to complete these items will result in an extra fee being deducted from your damage deposit.

ITEMS LEFT BEHIND
Please ensure that you have removed all personal items prior to departure.  Mr. Lake Lure® Vacation Rentals is not responsible for personal items left in the home.  Due to our remote location, packaging and shipping forgotten articles is unusually difficult, and mail delivery is slow.  Therefore, if you request us to package and return items left behind, there will be a $50.00 service charge in additional to shipping/postage charges.
